Label the price before comparing it
Start by separating an advertised asking price, a proposed offer, an agreed contract amount and evidence of a completed transaction. They describe different stages. A listing marked sold may be useful context, but the label alone does not reveal the amount paid or the terms.
Record the source, the date you checked it and the status described. If the figure came from a conversation, say who provided it and what they said it represented. Keep uncertain information marked as unconfirmed instead of placing it beside documented figures without a distinction.
Choose properties that answer the same buying question
A large house outside your target location and a smaller apartment beside an activity you want may both appear in a broad search, but the price difference does not isolate the value of either feature. Narrow the comparison to the decision you are actually making.
Match property type, location, size, condition, construction stage and major inclusions as closely as the evidence allows. Note differences that remain. Comparing a furnished completed unit with an unfinished offer requires more than a glance at the headline amounts. Explain those differences rather than forcing them into a simple ranking.
Make the currency and area measurements explicit
Write the currency beside each asking price. If you convert figures, keep the original amount and record the rate source and date. Do not silently mix DOP, USD or amounts converted at different times.
Ask what the stated area includes and which unit of measurement is used. Interior space, terraces, parking and land are different components. A price per square meter is only informative when the area basis is consistent. Dividing an apartment's asking price by a figure that includes different spaces from another listing can create a misleading comparison.
- What area figure am I using, and where did it come from?
- Does it describe built space, interior space or the plot?
- Are furnishings, parking and storage included?
- Are both figures using the same currency and measurement basis?
Treat asking-price evidence as a dated snapshot
Keep the original advertisement link and the date you saw the price. Ask whether the amount still applies to the exact unit and what conditions accompany it. An old screenshot should not become a current price simply because it remains easy to find.
Check for duplicate advertisements of the same property before counting examples. Several listings may reflect one home rather than several independent comparisons. If descriptions disagree, record the discrepancy and seek clarification. Pro Consumidor's housing guidance identifies unclear prices and conditions as a buyer concern; a tidy spreadsheet should not hide that uncertainty.
Distinguish an appraisal or tax figure from sale evidence
Banreservas includes an appraisal among formal requirements for its overseas-resident mortgage product. That illustrates why a lender may seek an assessment separate from the advertised amount. It does not mean the bank has assessed a property you found, or that an asking price equals an appraisal.
DGII describes IPI as an annual tax on the relevant taxable property holdings. A figure used for a tax purpose answers a different question from the amount a specific buyer paid. Ask the relevant professional to explain which document you have before treating its value as a completed comparable sale.
Keep a short evidence sheet rather than an invented average
For each example, record location, property type, stated size, currency, price category, inclusions, condition, source and date. Add a column for unanswered questions. If you lack trustworthy completed-sale evidence, state that limitation instead of calculating a supposed local market average from unrelated advertisements.
A comparison can still help you identify what needs explanation: a different area basis, an unfinished amenity, a changed price or an inclusion that has not been documented. Take those questions to the professional assessing the property. This article supplies no asking-price sample, market average or valuation.
