Start with an ordinary week
Start your Cabarete vs Las Terrenas comparison with the week you expect to live there. Put work, shopping, exercise, visitors and time at home on paper. A beach you enjoy on holiday may play a small part in your working day; a property with the right layout may still leave an awkward journey to a service you need.
Separate firm requirements from preferences. A quiet room for calls could be essential. A particular restaurant nearby might be optional. Use the same brief in both places so that an attractive photograph does not change the criteria halfway through your search.
Use the activities as a starting point
The Ministry of Tourism places Cabarete on the North Coast and highlights surfing and wind sports around Playa Encuentro, Kite Beach and Cabarete Bay. Its Las Terrenas information places the town on the Samaná Peninsula and lists beaches including Bonita, Cosón, Las Ballenas and Punta Popy.
Those descriptions can help you choose what to explore. They cannot tell you which home fits your life. If a sport matters, visit the place where you would practise it and ask about instruction, equipment storage and access. Weather and sea conditions vary; a destination description does not guarantee a session on your visit.
Test the route from the actual property
Choose a grocery stop, a regular activity and another service you expect to use. Try the routes from each shortlisted address using the transport you intend to rely on. Record the time and conditions you observed, including parking, steps, slopes and carrying shopping back to the entrance.
A town-level label such as walkable leaves too much unanswered. Check the route after dark only with suitable local guidance and arrangements. If children or another household member will make the journey, include their needs. Record an untested route as a question rather than filling the gap with a map estimate.
Compare homes on the same terms
Compare similar property types and intended uses. A furnished apartment in a managed building and a detached house with private outdoor space create different maintenance tasks. An asking price alone does not show what is included, what needs repair or what you will pay to keep the property running.
Ask for written details of recurring charges, restrictions on your intended use and the equipment included in the sale. Have your independent professionals examine title, contracts and technical condition. Treat an unanswered ownership question as unresolved even if you have already decided you prefer the town.
- Identify the exact unit, floor, parking and storage included.
- List the services you would manage yourself and those someone else manages.
- Compare documented charges in their stated currency and billing period.
Check working conditions inside the home
For remote work, test a call from the room you would use. Ask which internet connection serves that unit, who holds the contract and what happens when power fails. A wireless speed test during a visit describes that moment; it does not establish long-term reliability.
Notice ventilation, shade and noise with the windows open and closed. Ask permission before testing equipment. For a condo, establish whether backup power serves the apartment, selected circuits or common areas, and who pays for fuel and maintenance. These answers belong to the particular property, not to Cabarete or Las Terrenas as a whole.
Keep airport names separate from travel plans
Aerodom identifies Gregorio Luperón airport in Puerto Plata as POP and El Catey–Presidente Juan Bosch in Samaná as AZS. Check the code on the itinerary you are considering. They are separate airports; an offer described as a North Coast trip does not specify which one you will use.
Confirm current flight availability, arrival times and onward transport for your dates. Ask the transport provider for a written quote and what it includes. Leave room between arrival and a viewing. A flight that looks convenient on a route map still needs to work with the addresses you plan to visit.
Finish with evidence and a short list
Give each property three notes: what you observed, what someone told you and what still needs confirmation. Add a photograph only where permitted. Compare the notes against your original requirements, then decide which addresses deserve a second visit or professional review.
Send Jean your preferred areas, property type and the daily requirements you cannot compromise on. Explain any tradeoff you are still weighing between Cabarete and Las Terrenas. He can use that brief to guide the next conversation without reducing the decision to a claim that one town suits everyone.
